The Heights is the in-town address buyers name when they want character and space in the same purchase. It is quieter than Hillcrest, more varied in architecture, and priced accordingly. This guide covers how it is laid out, what the homes are like, and what to verify before you buy.
Where it sits
The Heights occupies the high ground north of Hillcrest in midtown Little Rock, with the Arkansas River bluffs and Allsopp Park along its edges and Kavanaugh Boulevard running through it. Downtown, the medical district, and the river trail are all a short drive, which is much of the appeal.
The housing stock
Several eras sit side by side here: historic bungalows and period revivals, larger mid-century homes, and newer construction on infill lots. Lots are generally more generous than in Hillcrest, and a handful of streets carry bluff or skyline views. Because updates vary so much from house to house, a current comparable-sales set by address is more useful than any neighborhood average.
Everyday life
The Kavanaugh corridor near Beechwood handles coffee, dinner, and errands within walking distance of many addresses. Allsopp Park adds trails and open green space, and Prospect Terrace Park is a quiet place for a skyline view. The overall pace is residential rather than main-street.
